


Explain the concept of a Real Right of Extension. What are the implications for buyers?
You buy the right to develop (build) your house on the specified site, according to the building plans that are now going to be lodged at the deeds office. You will have 10 (ten) years, from approximately 29 June 2004, to build the house and to obtain Sectional Plans of the house and apply at the Deeds Office to convert your real right into a registered unit. When you sell the real right before you build the house, the buyer’s period of ten years to build will also run from 29 June 2004. For example, if you sell 7 years from the date of the opening of the sectional title register, your purchaser will only have 3 years to build. If you do build within the 10 years but neglect to see to it that your house is surveyed and sectional plans approved at the surveyor general and furthermore neglect to furnish us with such plans in time to apply to the deeds office to extend the scheme and include your unit, then the real right will fall away and you will lose your house as the Body Corporate will be the owner of same, as it will form part of the common property. Remember you are buying into a sectional title development. You are not buying an erf (full title). If you do everything as explained you will be the owner of a sectional title unit, which means that the area surrounding your house will be common property as the "stand" (real right) will fall away.
Can I apply for a bond without the services being in place on the land?

Explain in detail what security will be on the estate and when will this be in place?
There will be electrified perimeter fencing the likes of the current game style fencing of the reserve. The security will be one of controlled access and announced arrivals to homeowners. There will also be patrolling of the estate by the appointed security company.
What kind of roads will be installed and when will they be ready?
The road network will be managed gravel roads engineered and designed to accommodate any vehicle and serviced regularly.
What is the process for clients who want their own finishes in their homes?
An agreement will be entered into with the contractor and PC amounts will be agreed and structured accordingly with regards certain finishes.
What is the time period for people to build on their stand and who will monitor this process?
Building should be completed three years from date of first registration and will be monitored by the aesthetic committee as well as homeowners association.
What is the process with regards to the increase in building prices?
How will price increases be determined? Prices will be linked to CPI and will be validated by the market related prices.
Will there be 3-phase electricity available in the homes and what are the cost implications?
Yes, provisions have been made for 3-phase.
What are the guidelines with regards to swimming pools?
Swimming pools are permissible and will have to be approved by the landscape and architects committee. Natural rock pool styles will be encouraged.
Can you use your own builder to build the swimming pool?
Yes, with approval from the committee.
What is the status of telephone lines? Will residents be able to have access to the Internet?
Currently there are no landline facilities, only cell phone connectivity. Various solutions are being investigated.
Will the levies be reduced once the hotel and golf lodges begin to make a profit?
No, as the profit made from the hotel and golf lodges will go to the owners/operators and not to the Body Corporate.
